Approvals
Although we are happy to help out with your approvals with shire it will incur a fee, we strongly recommend our clients to do this process them selves as this not only saves them money but gets them familiar with their shire and building representatives whom they will have contact with through out the building phase
The following may be needed to obtain approval for limestone retaining walls;
Plan Drafting;
This covers drafting ('to scale') of;
1) Your proposed design onto your existing site plans (birds eye view)
2) Wall elevations (front on view)
These are both necessary components to your building license application. some councils are happy with a thumbnail sketch "to Scale", others insist on full drafted drawings by a drafter this info should be available on your local councils website.
Engineered Structural Detail;
An engineered detail not only shows how the wall should be built structurally but it is insured by engineer to do so.We use "Structerre" in Balcatta or Jandakot , if interested you can visit their offices (take site plans, these can be printed onto A3 at officeworks if you take a thumb-drive with site plan file) or attach your site plans to an email with a cover-note and email to; [email protected] alternatively use the link in our links section.
Structerre normally take around 2 - 3 weeks to issue your engineered details and will send them via mail.
Planning Approval;
This can take up to 60 days* to pass through council and is usually only a necessary measure in obtaining approval when proposed wall DOES NOT meet council requirements (determined by council). We recommend that you organize a meeting with your local council building surveyour to find out if you need to apply for this. This step requires a site map drafted to scale (not engineered detail), this plan is required also when applying for a building licence. We recommend having this plan drawn up by a professional drafter.
Building Licence;
This can take up to 5 weeks* and allows us to start building the structure on your property to proposed guidelines, this is a necessary measure in obtaining approval. When applying for a building licence you must submit an engineered detail along with your site plans and forms.
